FOREWORD
WM Housing Group has a long track-record of delivering high quality newbuild affordable housing projects. Since 2012 we have added open market sale to our development portfolio through West Mercia Development Ltd (WMDL - trading as Signature New Homes) and are actively growing this side of our business, resulting in the total delivery of circa 500 homes a year.

During 2015 we reviewed and considered forms of contract and concluded that the JCT Design and Build 2011 provides both WM and our contractor partners with the clearest contractual arrangement with which to build homes and communities that our customers will be proud to live in. To ensure we respond to the current challenges both in the sector and as an individual business, we have compiled a standard set of contract amendments to the JCT DB 2011 which are supported by a standard set of Employerâs Requirements.
In addition to the contract amendments, we have carried out a comprehensive review of our Design Brief in light of the changes to HCA standards and Building Regulations. Our new Design Standards and Elemental Specification offers a more project-specific brief so that designers and contractors can be clearer about what we require on an individual project. By being clearer about what we require, we believe this will aid contractors in their design responsibilities under the JCT c...
