Description
1.1.1. The University of Salford (UoS) is a leading public institution located in Greater Manchester, UK, with a strong reputation for combining academic excellence and industry engagement. Established in 1967, it serves over 20,000 students across undergraduate, postgraduate, and research programs. Salford is recognised for its close ties to industry, particularly in media, health, engineering, and digital sectors, supported by its strategic location adjacent to MediaCityUK. 1.1.2. The University is the single occupier of the Maxwell Building. The building houses professional services, teaching spaces and a canteen on the ground floor. The building is located centrally on the Peel Park campus and is the main campus reception. The proposed work area is located on the North Wing of the 8th floor which is currently used for teaching and office space. 1.1.3. The University has been unable to access several ceiling voids across the 8th floor due to the presence of asbestos containing materials in varying condition. To address this, the University proposes to remove the asbestos containing materials and carry out an environmental clean of the affected ceiling voids in accordance with the Life Environmental Removal Specification contained within Appendix E. The works will also involve the replacement of existing suspended ceilings, new floor finishes, new corridor doors and lighting upgrades. The University intends to appoint a Principal Contractor to deliver all elements of the works under a single package. 1.1.4. The scheme will be completed during the normal works hours of Monday to Friday 07:30 - 17:00. It is proposed the University will vacate the North Wing of the 8th Floor, for the full duration of works however the wider building, including the adjoining spaces on the 8th Floor, will be in use for the duration of the construction period. Contractors must outline how works will be segregated to allow continued use of the building within the quality response. 1.1.5. Indicative project timescales: ▪ Site Commencement - Monday 18th May 2026 ▪ Practical Completion - Monday 13th July 2026 1.1.6. The project will briefly consist of: ▪ Protection of all retained surface finishes and building elements as required both within and outside work areas. ▪ Asbestos removal and encapsulation works, including associated analytical air monitoring. ▪ Strip out of existing ceilings. ▪ Strip out of existing corridor carpet finish. ▪ Alterations to the existing mechanical and electrical systems as necessary to facilitate the works. ▪ Lighting upgrades. ▪ Installation of new suspended ceilings and carpets. ▪ Making good and commissioning works.
